Once finished, 726 homes scattered over 880 acres of land will encompass Callawassie Island in the center of Lowcountry in South Carolina. Surrounding the island are 3 bodies of water which make for superb water and salt marsh views. Residents of Callawassie Island can take full advantage of the community’s 2 clubhouses.

Callawassie Island, even though secluded, is near first-rate medical facilities and shopping and fine dining venues. While this private community is not age restricted, it offers an array of activities that will appeal to active adults. Buyers, when buying properties in Callawassie Island, pay social and golf memberships separately, and in the event homeowners want to re-sell their homes, 80% of the membership fee amount will be returned to them. At present, the annual golf membership fee is $11,026, while the social membership fee is $5,998 per annum.

The indoor amenities at the community’s clubhouse (18,000 sq. ft. in size) consist of an aerobics and fitness facility for comprehensive exercises on Cybex equipment. The clubhouse hosts formal and casual dining as well and can cater small and large assemblies, as well as activities. The balcony provides panoramic views of tides and marshes. Homeowners who are outdoor enthusiasts will get a dose of friendly competition on any of the 6 Har-Tru tennis courts. A huge swimming pool is available for rest and relaxation.

Furthermore, the River Club provides more select   ions for casual socializing and informal dining. It features a deep-water wharf for fishing, shrimping, crabbing, boating and kayaking and an outdoor child-friendly pool as well.  The walkable Tom Fazio designed championship golf course (with 27 holes) brings together outstanding play and visual performance. It also features a pro shop on site and hosts weekly golf clinics and events.

Residents manage various activity organizations open for joining, such as dinner club, bible study group, garden club, movie group, book club, horseshoes, and bridge.

Callawassie Island Homes and Real Estate

It was in 1985 that construction at Callawassie Island started, and will ultimately consist of a projected 717 residences. Large homesites, with sizes ranging from ¼ acre to 1 acre, make this community extremely attractive to potential buyers. There are villas with living space roughly 1,650 sq. ft. in size (these were the earliest houses constructed). Residents of these properties pay an extra fee for exterior building maintenance and landscaping. Golf cottages (full-sized houses on yard lots) are also offered, with 4 various exterior elevations to choose from. The remaining houses are custom made. Association fees are maintained at an extremely reasonable rate, since residents pay separately for golf and social memberships. If a property includes a social membership, you can have it upgraded to a golf membership, but not the other way around.

Callwassie Island Area Attraction

Callawassie Island is situated west of Beaufort (about 15 minutes away) where homeowners can enjoy Hunting Island State Park, numerous museums, shopping, and dining. The well-known Harbour Town Lighthouse in Hilton Head is located 25 minutes south of the community and 35 minutes from Savannah, GA and its international airport. Savannah, where early architecture meets contemporary and stylish building designs, provides everything from sidewalk cafes to art galleries. Homeowners can get to Charleston, SC in less than one and a half hour.

Vacation Resort setting as community features a grand Clubhouse and many of the golf holes run along the ocean and marshes. The developer kept as many trees as possible so many of the homes are heavily wooded lots.
